About Loganville
Where is Loganville, GA — and why does the county line matter?
Loganville is a city of roughly 17,000 people (2025 estimates; 14,127 in the 2020 Census) on U.S. Highway 78, about 35–36 miles east of downtown Atlanta and about 35 miles west of Athens. It uses ZIP code 30052. Most of the city is in Walton County; a western section is in Gwinnett County — so school district, tax bill and county services can change from one street to the next.
From farm town to the corridor’s favorite bedroom community
Incorporated in 1887 and named for early settler James Harvie Logan, Loganville grew from an agricultural crossroads into one of metro Atlanta’s most sought-after commuter towns. US-78 is the spine. GA-20 runs northwest to Lawrenceville; GA-81 heads northeast to Winder.
In the early 1900s the town was the end of the line for the Loganville & Lawrenceville Railroad, a short “dummy line” that tied this farm town to the wider world. It’s still where the metro meets the country: you can find a subdivision with a swimming pool a mile down the road from a 50-acre horse pasture.
Families keep picking Loganville for the same mix: Loganville Cluster schools, a revitalized Main Street and Town Green, Bay Creek and Meridian parks, and pricing that still buys more square footage than Snellville, Grayson or inner Gwinnett. The trade-off is real too — growth means traffic on 78. Drive it at rush hour before you buy.

Davis take: Stop staring at the city median. Condition and concessions move the deal more than the headline. Active listings ask more than recent closes partly because they’re bigger (median ~2,526 sq ft active vs ~2,070 on 90-day closes). Price the house, not the headline.

Getting around
How long is the commute from Loganville?
Downtown Atlanta is 35–36 miles west via US-78 and I-285 — figure 45–70 minutes at peak. Monroe (5 mi) and Lawrenceville (10 mi) are the short daily drives; Athens / UGA is about 35 miles east.
| Destination | Miles | Est. drive time | Via |
|---|---|---|---|
| Downtown Atlanta | 35–36 | 45–70 min | US-78 W / I-285 |
| Athens (UGA) | ~35 | 40–55 min | US-78 E |
| Monroe (Walton County seat) | ~5 | 10–15 min | US-78 E |
| Lawrenceville (Gwinnett County seat) | ~10 | 15–25 min | GA-20 NW |
| Snellville / Grayson | 8–12 | 15–25 min | US-78 / local roads |
| Winder | ~16 | 25–35 min | GA-81 NE |
| Hartsfield-Jackson Airport (ATL) | 45–50 | 55–75 min | US-78 / I-285 / I-85 |
Drive times are estimates under mixed conditions. US-78 peak congestion is the #1 lifestyle trade-off for Atlanta-bound workers — check Georgia DOT real-time traffic before you commit to a daily route.
There’s no interstate in town, so US-78 carries the load. Heading to North Atlanta? Locals skip 78 and take Sugarloaf Parkway or Scenic Highway (GA-124) up to I-85. Working downtown? Look at the Xpress GA commuter bus from the Snellville area and let someone else handle the stop-and-go (check Xpress for current routes).

How should you buy or sell in Loganville right now?
If we were buying today
Buyer order of operations
- Underwrite condition first. Roof, HVAC, foundation, moisture — price those before you argue about granite.
- Match comps, not list price. Recent closes of similar size and condition beat the active median ask every time.
- Use the concessions math. Recent sales closed at 96.7% of original list on average (GAMLS, Apr 12 – Oct 12, 2026). Structure the offer on purpose.
- Confirm county + schools on the parcel before inspection deadlines get spicy.
- Keep your own agent. Builder and listing agents work for the other side. We work for you.
If we were selling today
Seller order of operations
- Price to closes, not active asks. Avg sold $427.5K vs avg active ask $496.3K (GAMLS, Oct 12, 2026).
- Expect to negotiate concessions. Most recent closings weren’t clean full-price fairy tales.
- Fixer? Pick the path on purpose. As-is, light make-ready or full remodel. See selling a fixer in East Metro.
- 56 days isn’t failure. That was the average DOM on homes sold Apr 12 – Oct 12, 2026. Overpricing is what makes 56 feel like forever.
- Get a street-level number — then list. Homebot below, or call Chris.
Loganville is a strong fit if…
- You want more house and lot than closer-in Gwinnett with a strong school story (Walton side).
- You’ll underwrite condition and concessions instead of chasing one “city price.”
- Atlanta–Athens positioning, Main Street and parks matter more than a Midtown walk.
- You want new construction options without going all the way to Monroe or Winder.
Probably not if…
- You need a short, predictable downtown Atlanta commute every peak hour.
- You won’t verify Walton vs Gwinnett school zones address by address.
- You’re pricing a sale off active medians without looking at closed comps.

They are calculated with different county and school millage rates, so two similar homes a few miles apart can carry different tax bills. Run the address through our Walton County property tax or Gwinnett County property tax guides.

Is Loganville a good place to buy a home?
For many family and value-focused buyers, yes — especially if schools, lot size and Atlanta–Athens positioning matter more than a short downtown commute. Right now ZIP 30052 is balanced (4.5 months of supply, GAMLS, Oct 12, 2026); the Gwinnett-side City = Loganville cut ran looser (~5.1 MOI on a smaller sample, Oct 5 Gwinnett export).
