$4,285per year · before exemptions

Tax on a $350,000 home in unincorporated Walton County. That’s about $357 a month in escrow. Georgia assesses 40% of market value ($140,000 here), and unincorporated Walton’s 2025 levies total 30.608 mills.

Homestead exemptions reduce this — Walton’s regular homestead, the county freeze, and senior school exemptions can make a big dent. See below.

Walton County property tax, explained

Georgia doesn’t tax your full home value. It taxes 40% of fair market value (O.C.G.A. § 48-5-7) — the assessed value. Every levy on your parcel then charges its millage against that number: $1 per mill per $1,000 of assessed value.

Tax = (Market Value × 40%) × Total Mills ÷ 1,000

On a $350,000 Walton home that’s $140,000 assessed, so every mill costs $140 a year. Keep that number in your head — it’s how you compare any two addresses in this county in about five seconds.

Straight talk

The 30-second rule for Walton buyers

Multiply the mill difference by $140 for every $350K of price. Loganville city vs. unincorporated is about 7.4 mills — roughly $1,038 a year. Over a 7-year hold that’s north of $7,267. That doesn’t mean “never buy in the city.” It means know what you’re paying for: city police, sanitation, sidewalks, walkability. Then decide.

Walton County homestead exemptions

The rate is the rate. Exemptions are where you actually win. What Walton offers, per the county’s Tax Assessors and Tax Commissioner:

  • Regular homestead: cuts assessed value by $4,000 for county taxes and $2,000 for school taxes.
  • County homestead freeze: Walton’s locally approved freeze (since 2003) holds the assessed value used for the county M&O levy at your base year. It does not cover school, city or fire district levies, and it does not transfer to a buyer.
  • Seniors 65+: exempt from Walton County school taxes on the home and up to one acre. At 70+, additional relief on acreage beyond one acre.
  • HB 581: Walton County (Feb. 11, 2025), the Walton County Board of Education, and the cities of Loganville, Monroe, Social Circle and Walnut Grove all opted out of the state’s floating homestead exemption for 2025. The county’s reasoning: its own freeze already beats it.
  • How to file: Walton County Board of Tax Assessors, by April 1, in person (770-267-1352). Own and occupy by January 1. Once approved it carries forward; re-apply when you turn 65 or move.

Buying a resale? Don’t budget off the seller’s bill.

A seller who’s owned for 15 years may have a frozen county value and a senior school exemption. Their bill could be half of yours. Pull the current assessed value, run the math at today’s millage, and set escrow on your number. If you want, send me the address and I’ll do it for you.

Walton County property tax FAQ

What is the property tax rate in Walton County, GA?

For the 2025 tax year, unincorporated Walton County carries 30.608 mills: county M&O 12.278 + Walton County Schools 15.965 + the county fire district 2.365 (GA DOR 2025 County Ad Valorem Tax Digest). The county-plus-school base is 28.243. Inside a city you add that city’s levy instead of (or on top of) the fire district — see the table above.

How much is property tax on a $350,000 home in Walton County?

Before exemptions: about $4,285 a year unincorporated ($140,000 assessed × 30.608 ÷ 1,000). Monroe city limits run about $4,925, Loganville city limits (Walton side) about $5,323, Social Circle (Walton side) about $5,169. Your homestead exemption brings those down.

Is property tax cheaper inside or outside city limits in Walton County?

Outside, usually. Unincorporated Walton runs 30.608 mills vs. 35.177 in Monroe and 38.023 in Loganville. That’s roughly $1,038 a year on a $350K house between unincorporated and Loganville city limits. The trade-off: city services like city police, sanitation and sometimes utilities.

Why is Social Circle’s school tax different?

Social Circle runs its own school system. Parcels in the Social Circle City Schools district pay that system’s 16.890 mills instead of the Walton County Schools 15.965. Same deal on the Newton County side of town.

What homestead exemptions does Walton County offer?

Per the Walton County Tax Assessors: the regular homestead exemption cuts assessed value by $4,000 for county taxes and $2,000 for school taxes. Walton also has a locally approved homestead freeze on the county M&O portion (in place since 2003), which is why the county opted out of the state’s HB 581 floating exemption. Homeowners 65+ are exempt from Walton County school taxes on the house and up to one acre; at 70+ there’s extra relief on additional acreage. File with the Walton County Board of Tax Assessors (770-267-1352) by April 1 — in person.

When are Walton County property taxes due?

Real estate taxes are normally due by November 15, per the Walton County Tax Commissioner. If you escrow, your lender pays it — but check your escrow analysis after your first year, especially if you bought a home where the seller had a frozen value.

Did Walton County opt out of HB 581?

Yes, for 2025. The Walton County Board of Commissioners adopted its opt-out resolution on February 11, 2025, citing the existing county homestead freeze. The Walton County Board of Education and the cities of Loganville, Monroe, Social Circle and Walnut Grove also opted out. State lawmakers later filed local bills aimed at city taxes — check current status with your city before you count on a cap.
