๐ก O โ On the Market
The story to watch is still new construction in Bethlehem and the Barrow County corridor โ and this week it’s as much about style as it is about supply.
There are well over 200 active new-home communities in and around Bethlehem right now, and a clear trend has emerged in what’s being built: modern farmhouse. National builders active in this part of Georgia, including Fischer Homes (building near Hoschton and Braselton, just up the corridor), report that roughly a quarter of their metro Atlanta sales in the past year have been this style.
Why it matters: if you’re buying, you’ll see this look everywhere from spec homes to resales updated to match it. If you’re selling a resale in this pocket, competing against new-construction inventory means your home’s finishes and curb appeal increasingly need to speak the same design language buyers are already shopping for.

๐ F โ Facts & Figures
RPR, August 2026 ยท single-family + condo/townhome/apt
| County |
Median Sold |
Days on Mkt |
Sold-to-List |
Months Inv. |
| Gwinnett | $408,500 | 30 | 98.1% | 4.33 |
| Walton | $395,000 | 52 | 97.2% | 5.03 |
| Barrow | $354,450 | 41 | 98.9% | 4.63 |
| Newton | $315,000 | 42 | 98.0% | 4.40 |
Worth noting: Barrow still holds the strongest sold-to-list ratio in the pocket at 98.9%. Walton has the highest months of inventory of the four at 5.03 โ and the longest days on market at 52 โ a reminder that pricing precisely matters more there than almost anywhere else right now. Gwinnett posted the fastest median days on market at just 30.

๐ F โ Feature Style: Modern Farmhouse
|
The look buyers keep asking for
From new-build communities near Bethlehem and Hoschton to renovated resales in Monroe, Loganville, and Grayson, buyers across this corridor keep gravitating toward the same design cues: board-and-batten or shiplap siding, black-framed windows, deep covered front porches, mixed stone and wood exteriors, and open-concept kitchens with farmhouse sinks, open shelving, and built-in cupboards.
It’s a style that blends old-Georgia charm with the open, functional layouts today’s buyers expect โ showing up in roughly a quarter of new-construction sales across metro Atlanta right now. If you’re prepping a resale to compete with new construction, a few well-chosen touches โ a black front door, board-and-batten accents, warm wood tones in the kitchen โ can go a long way without a full renovation budget.
LET’S TALK ABOUT YOUR HOME โ

๐ง E โ Expert Tip: It’s Fescue Overseeding Season
If your lawn is fescue (most of ours out here are), mid-September through mid-October is prime time to overseed. Aerate first if your yard sees a lot of foot traffic or sits on compacted red clay, then overseed at the recommended rate and water lightly but consistently for two to three weeks. Do it now and you’ll have a thick, healthy lawn by spring.
