August 2026 Real Estate Market Update: Snellville, Grayson, Loganville & Monroe, GA

Every month brings a new snapshot of what’s happening in our local housing markets, and August 2026 was no exception. Using single-family home data from Realtors Property Resource (RPR), we broke down what buyers and sellers experienced across Snellville, Grayson, Loganville, and Monroe, GA last month. Here’s what the numbers tell us, city by city. (As a rule of thumb: under 4 months of inventory favors sellers, 4-6 months is a balanced market, and 6+ months favors buyers.)
Snellville, GA (ZIP Codes 30039 & 30078)
Snellville’s two ZIP codes told different stories in August. In 30039, inventory climbed to 4.32 months of supply, putting this pocket of Snellville into balanced market territory. The median sold price came in at $347,450, up 1.08% month over month, with 48 homes sold at a strong 97.9% sold-to-list ratio. Homes there spent a median of 43 days on the market before going under contract, a jump of nearly 23% from July — consistent with the more even footing between buyers and sellers.
Just south in 30078, the market moved faster and stayed tighter: with only 3.61 months of supply, this ZIP remains a seller’s market. Homes sold in a median of just 27 days (down almost 13% month over month), and the median sold price rose 4.56% to $365,000. Active inventory grew to 184 listings (+6.4%), giving buyers modestly more selection heading into fall, even as sellers kept the upper hand.
Grayson, GA (ZIP Code 30017)

The median sold price jumped to $425,000, a 16.16% increase over July, and homes sold at 99% of list price — among the highest sold-to-list ratios in the region. Sold listings nearly doubled month over month (19 homes, up 50%), a clear sign of sustained buyer demand. New pending contracts (23, up 7.4%) suggest similar momentum is carrying into September.

The median sold price rose to $375,000 (+14.76% month over month), and homes sold at 98.5% of list price. Active listings climbed to 483, giving buyers room to shop without giving up much leverage.
