🏡 O — On the Market
The story right now is a gentle shift toward buyers gaining a little more leverage. In Gwinnett, the county’s median sale price is down slightly year-over-year, homes are sitting a touch longer, and nearly a quarter of active listings have taken a price drop.
Why it matters: it’s still a fundamentally healthy market — homes are still selling close to list price — but buyers have room to negotiate that they didn’t have a year ago, and sellers who price accurately from day one are avoiding the price-drop trap altogether.

🔧 E — Expert Tip: It’s Fescue Overseeding Season
If your lawn is fescue (most of ours out here are), mid-September through mid-October is prime time to overseed. Aerate first if your yard sees a lot of foot traffic or sits on compacted red clay, then overseed at the recommended rate and water lightly but consistently for two to three weeks. Do it now and you’ll have a thick, healthy lawn by spring.
