Thursday, October 15, 2026 · Atlanta to Athens Corridor
Three festivals Saturday. Two big games Friday. And a $2 billion company just put a shovel in the ground in Gwinnett. East Metro is busy, so let’s get you where the good stuff is. I’m Chris Davis, and this is Coffee with Chris.
☕ This Week’s Coffee Shop

Night Sky Coffee Roasters · 47 N. Jackson St, downtown Winder
They roast right on Jackson Street, and their coffees have picked up ten medals at the North American Golden Bean roasting competition over the past two years. My daughter McKenzie plays their Tuesday night trivia every so often, so you might run into a Davis there. Order whatever is freshest and tell them Chris sent you.

📰 East Metro News

Rowen just got its first big tenant. UCB broke ground October 9 on a planned $2 billion biologics manufacturing campus at Rowen, the 2,000-acre research park on the Gwinnett side of our corridor. This is the kind of employer that moves housing demand for years. Source: UCB →

Tacos and tequila, two stories up on Main Street. Tequila Street Taqueria is open at 262 Main Street in downtown Loganville. Soft opening in September, grand opening October 3 during the Back the Blue Car Show. Murals, two dining levels, a bar upstairs and a balcony over Main Street. Source: Loganville Pulse →

Monroe’s median sold price fell 17.2% from a year ago, $465,000 to $385,000. Demand didn’t. Closings were up 15.4% to 45, and homes sold in a median 31 days, 10 days faster than last year. That’s more lower-priced homes selling, not buyers walking away.

Pricing still decides everything. In our 12-month MLS study, homes priced right on day one went under contract in a median 18 days. Homes that had to cut took 73 days and sold for $25K less.
