Is Snellville, GA a good place to live? Yes — if you want a real yard, established neighborhoods, and four Gwinnett high school clusters to choose from without paying Grayson or north-Gwinnett money. The price you pay is traffic: Scenic Highway (GA-124) and US-78 are the bottleneck, there’s no interstate in town, and your school zone depends on the exact parcel, not the “Snellville” on the mailing address. Drive it at rush hour and check the zone before you fall in love with a kitchen.
Let’s be real. Google “living in Snellville GA” and you get national sites that have never sat at the light at Scenic and 78 at 5:15 on a Tuesday. I have. A lot. I’m Chris Davis — 19+ years and roughly 1,000 closings across Walton, Gwinnett and Newton — and this is the version of Snellville I’d give my own family.

Is Snellville, GA a Good Place to Live?
Snellville is a city of about 22,500 people (Census 2025 estimate; 20,573 in the 2020 Census) in southern Gwinnett County, with a median household income of $89,896 (Census ACS 2020–2024). ZIPs 30039 and 30078. It’s not a “new” suburb — it’s an established one. That’s the whole story in one sentence: mature trees, bigger lots, older housing stock, a lot of roofs and HVAC systems that need a real inspection.
Who wins here? Buyers comparing East Gwinnett who want more house and yard per dollar than Grayson, and who are fine trading a few minutes of commute for it. Who loses? Anyone who needs a fast interstate on-ramp every morning.
The Pros
This is a resale market, not a builder market. You get mature lots and real separation from the neighbors — the thing most new-construction subdivisions can’t sell you.
Snellville-addressed homes can land in the Brookwood, South Gwinnett, Shiloh or Grayson clusters (all GCPS). Choice is a pro — if you check the zone.
The Grove at Towne Center and The Towne Green host the Downtown Tunes concert series, movies on the lawn and holiday events. The city is investing in a real “hearth.”
Snellville Days has been a community festival since 1974, held at T.W. Briscoe Park on Sawyer Pkwy — and the city is building a new community center there.
Groceries, big-box, restaurants, medical — it’s all on Scenic Hwy and US-78. You will rarely leave town for a Target run.
Snellville’s city rate has held at 4 mills for several years (City of Snellville). Gwinnett’s portion is the bigger part of your bill — more below.
The Cons
This is the #1 complaint and it’s legit. 124 and US-78 carry everybody — residents, Grayson and Loganville pass-through, shoppers. Rush hour and weekend afternoons crawl.
I-85 and I-20 are both a drive away. US-78 to I-285 is your main shot west. “25 miles to Atlanta” doesn’t mean 25 minutes.
Two houses a mile apart, same “Snellville” address, different high school. That can move price and resale. Don’t trust the listing remarks — verify.
Lots of 1980s–2000s stock. Budget for roof, HVAC, water heater, windows and deferred maintenance. Price it in up front.
The city added a $240/year garbage fee to tax bills starting in 2025. Gwinnett school millage is the heavy line item.
The convenience comes with strip-center look along 78. If you want a walkable main-street vibe like Loganville or Monroe, Snellville’s downtown is still growing into it.

Market: Snellville single-family, ZIPs 30039 + 30078, closings Oct 12, 2025 – Oct 11, 2026 vs prior 12 months; inventory as of Oct 12, 2026. Source: GAMLS, deemed reliable but not guaranteed.
Here’s the deal: Snellville is FLAT, not falling. Prices basically held, homes still sell in about a month, and sellers get 98 cents on the dollar. But “Snellville” is two markets. 30078 is the tighter one — $375K median, 24 days, 3.3 months of supply. 30039 gives you more room to negotiate — $348K median, 38 days, 4.7 months. Same city name, different leverage. That’s exactly why the city median doesn’t price YOUR house.
Snellville GA Schools: The Zoning Reality
Here’s where national sites get you in trouble. Snellville is in Gwinnett County Public Schools, and Brookwood High (1255 Dogwood Rd), South Gwinnett High (2288 Main St E) and Shiloh High (4210 Shiloh Rd) all carry Snellville addresses. Toward the east side, some Snellville-addressed homes feed the Grayson cluster. The city limits and the cluster lines don’t match — and the mailing address “Snellville” stretches well outside city limits.
The cluster is one of the biggest price drivers inside Snellville. Two similar houses can trade differently purely on the high school. Before you write an offer, look the address up on the GCPS school locator or call GCPS Planning at 678-301-7085. Or send me the address and I’ll check it for you — takes two minutes.
Ratings change every year, so I’m not going to paste a stale grade here. Pull current data from GCPS, GreatSchools or Niche for the specific elementary, middle and high school on that parcel.

Estimates under mixed conditions from Davis Team local driving and mapping tools — not a guarantee. Run your exact route in Google Maps or Georgia 511 for your actual departure time before you buy.
My straight advice: if you’re commuting into Atlanta five days a week, test-drive the commute from the actual house on a weekday morning. If you’re hybrid, or you work in Gwinnett, Snellville’s location is honestly pretty solid.
Parks, Events & Weekend Life

- Oak Road Park — the city’s second park, with walking trails and playgrounds.
- The Grove at Towne Center / The Towne Green — downtown gathering space for concerts, movie nights and holiday events.
- Snellville Days — the city’s longest-running festival, traditionally the first weekend in May at Briscoe Park. Check the city calendar for this year’s dates.

Taxes & Cost: What Actually Hits Your Bill
Georgia taxes on 40% of assessed value. For Snellville, the Gwinnett-billed portion (county, school, school bond, fire, recreation) was 31.6 mills per the Gwinnett Tax Commissioner, plus the City of Snellville’s 4 mills billed separately — call it roughly 35.6 mills before exemptions. Rough math: a home at Snellville’s $360,000 median is about $144,000 assessed, which pencils to around $5,100/year before homestead exemptions, plus the $240 garbage fee. That’s an illustration, not a quote — your actual bill depends on the assessed value and exemptions.
File your homestead exemption by April 1 with the Gwinnett Tax Commissioner — it posts to your city account automatically. If your assessment comes in high, here’s how to appeal property taxes in Georgia.
