On October 1, JLL announced $50 million in financing for Holder Properties’ Winder Commerce Center: two industrial buildings on 36.5 acres along Highway 316, expected to deliver in 2027. A $4 million upgrade is coming to Vines Park. Gwinnett County is taking bids on Vines Park Phase II at 3500 Oak Grove Road in Loganville: a multi-level playground, dog park, trail, plaza, restrooms and a model railroad building. Loganville is the one market where every number softened. Closings fell from 90 to 61 (−32%). The median dropped from $425K to $387K (−8.9%). Days on market rose from 39.5 to 50, and sold-to-list slipped from 99.1% to 98.1%. With 388 active listings, that’s 4.7 months of supply. About 4 is balanced, so Loganville leans a little toward buyers.

Buyers: that’s leverage, and it’s why a 5-bed like Fawn Lane just took a $6K cut. Sellers: price it right on day one.

Bethlehem25$373,400573.8

Months’ supply: roughly how long today’s listings would take to sell at the current pace if nothing new came on. Around 4 is balanced; lower leans seller, higher leans buyer. Grayson and Bethlehem are small samples.
