Buyers aren’t shopping square footage first. They’re shopping the payment. Higher rates change what it takes to sell — not just what it takes to buy.
That’s the whole game when mortgage rates sit higher than the fantasy years. A small rate move hits the monthly number hard. And when the monthly number doesn’t work, they walk — or they walk next door to a builder who made the payment work for them.
If you’re selling in Snellville, Loganville, Monroe, Grayson, Lawrenceville, Winder, Covington — or anywhere on the Atlanta-to-Athens corridor — this isn’t abstract. New construction is competing on affordability. You still win deals. You just don’t win them the 2021 way.
The National Punch (Attributed)
Keeping Current Matters (Oct 1, 2026) laid out the national frame. Here’s the version that matters for sellers:
Buyers obsess over monthly payment, not just list price. Builders figured out the payment math early — rate buydowns, closing help, price cuts — whatever gets the buyer to “yes” on the monthly number.
HousingWire’s Logan Mohtashami (via KCM): new-home sales have been holding up better — recently around an 8-month high and closer to 2019 levels — while existing-home sales still lag.
Existing-home sellers should highlight the local amenities of their neighborhoods — versus the more suburban or exurban communities where many new homes are built. (Via KCM, Oct 2026.)
What That Looks Like on Hwy 78 / East Metro
I’m not going to invent a local MLS “% of new builds offering buydowns.” I won’t fake months-of-supply for this post either.
What I will say — because you can see it driving Snellville to Monroe, Lawrenceville, Loganville, Covington:
Builder incentives are real competition in pockets of East Metro. New subdivisions and move-in-ready inventory along the US-78 corridor and out toward Monroe / Covington / Loganville regularly pitch rate help, flex cash, or closing credits. That’s what buyers hear on a Sunday tour.
Established neighborhoods still have the stuff builders can’t photocopy overnight: mature trees and real yards, known school feeder patterns, location closer to retail and shorter hops, and character you don’t get from the same three floor plans on a dirt lot.
Existing owners now have to do the price discovery builders have been doing since 2022. Price and market to what buyers can pay today — not what sellers got a few years ago. (Via KCM.)
We already walk this corridor street-by-street in our August market update for Snellville, Grayson, Loganville & Monroe. Inventory and negotiating room vary by ZIP. Builder pressure does too.
You’re Not Locked Out of Buydowns
Stop thinking rate help is “builder-only.”
- Sellers can contribute toward a buyer’s rate buydown (loan/deal permitting)
- Closing costs credits
- Price adjustments
- Repairs / credits after inspection
Do you have to buy down the rate? No. Sometimes a cleaner price cut wins. Sometimes closing help is enough. The lever matters less than the mindset: meet the payment the buyer can actually make.
How Resales Still Win
- Price to today’s payment world — not last year’s ego.
- Lead with what new builds can’t fake — trees, lot, schools, commute, established vibe.
- Be open to concessions without giving the house away.
- Know your local builder competition — intensity isn’t the same in every East Metro pocket.
- Week one still matters — stale + overpriced + ignoring incentives next door = death by a thousand showings.

Bottom Line
Higher rates made buyers cost-obsessed. Builders answered with incentives. East Metro sellers who pretend that doesn’t exist get outplayed. Sellers who adapt — pricing, marketing, and yes, sometimes concessions — still close.
Your competition isn’t only the other resale on the street. It’s the builder offering a lower payment three miles away.
