Hey friends — truth, fast. Loganville leads this week: cars on Main Street Saturday, a stacked corridor weekend, August RPR numbers that still reward day-one pricing, and a Feature on Summit Place at $351,000 with a 2026 reno (new roof + HVAC). I’m Chris Davis — East Georgia’s Local Economist — and this is Coffee with Chris.

🏠 O — On the Market
Loganville’s August RPR single-family cut is the quiet truth sellers need this fall: ZIP 30052 sat at 4.74 MSI (months’ supply) — right around our ~4-month balanced line — with median sold $372,750, 41 median days, and 98.3% sold-to-list. That is not a “nothing sells” market. It is a market that still pays honest pricing and punishes aspiration.
Same corridor, different ZIP leverage: Snellville 30078 ran tighter at 3.37 MSI (seller-leaning), while 30039 sat nearer balance at 4.29. If you’re listing in Loganville or shopping the East Metro this weekend, strategy is ZIP-specific — not corridor slogans.
Why it matters: Day-one price still beats the price-cut trap. Homes that solve a real buyer problem move; homes that start high sit, then cut, then sit again. If you’re selling before the holiday slowdown, price for week-one traffic. If you’re buying, use the balanced ZIPs for room to negotiate without waiting for a crash that the sold-to-list ratios are not flashing.

What MSI means: Months’ supply of inventory — roughly how long it would take to sell today’s listings at the current sales pace if nothing new came on. Around 4 months is balanced; lower leans seller; higher leans buyer.
Source: RPR (Realtors Property Resource) via narrpr.com — Single Family only, August 2026. Corridor ZIPs pulled Sep 21; Winder 30680 + Covington 30014 pulled Sep 24. No fresher September 2026 Monthly Market cut found as of Oct 1 — reusing August.
Worth noting: Snellville 30078 is the tightest MSI on this cut at 3.37 with 27 median days — sellers still have leverage there — while Loganville 30052 at 4.74 MSI / 41 days is the clearer “price it right on day one” ZIP for Walton shoppers walking Main Street this weekend.

3205 Summit Place Drive, Loganville, GA 30052
$351,000
4 bed · 3 bath · 2,522 sq ft · 0.34 acres · Built 1994 / renovated 2026 · MLS 7841421 · 10 days on site
Here’s the truth, fast: Loganville’s August median sold sat at $372,750 — and Summit Place just hit at $351,000 with a 2026 renovation already done. New roof. New HVAC. Fresh paint, partial flooring, new stainless appliances. You’re not buying someone else’s punch list — the heavy systems are current, and the seller is dangling a $5,000 mortgage concession (via Opendoor Home Loans rate buy-down if you finance with them). Magill / South Gwinnett school zones. Summit Place subdivision. Traditional brick-front, fireplace for the first cool nights, primary with walk-in + separate tub/shower.
Why it matters for East Metro buyers this week: balanced Loganville inventory (4.74 MSI) still rewards day-one honesty — and this one is priced under the ZIP median with reno proof on the page. Ten days on site. Want the private walkthrough? Reply SHOW.

💡 E — Expert Tip: Chimney Check Before the First Fire
Georgia’s first cool nights are when creosote and “we’ll light it anyway” meet. Before you burn: have the chimney inspected/swept if it’s been a while, confirm the damper opens and seals, and test smoke + CO alarms. Do not light the first fire of the season until the flue is clear — a 20-minute check beats a Saturday emergency from Snellville to Covington.
