Hey there —

Pour a cup. Here’s your weekly look at life and real estate from Atlanta to Athens.

☕ C — Community

Snellville Farmers Market — Saturday, 8:30 a.m.–12:30 p.m., Towne Green (2342 Oak Road). The season runs through September 26, so there are only a few Saturdays left.

Covington Town Center gets real tenants: developers have confirmed Marshalls, Five Below, Burlington, PetSmart, and Texas Roadhouse for the new center anchored by the 128,500-sq-ft Target that broke ground last month. A strong signal for long-term growth along that I-20 corridor.

Holiday reminder: city and county government offices across the pocket are closed Monday, September 7 for Labor Day. Plan closings and paperwork a day or two early.

🏡 O — On the Market

The story to watch this month is new construction in Bethlehem.

Barrow County’s months of inventory climbed to 4.61 — up nearly 29% over the past year — and new-build supply is doing a lot of that work. There are well over 200 active new construction communities in and around Bethlehem right now, giving buyers meaningfully more choice than they had a year ago.

Why it matters: more inventory means more room for buyers to negotiate on price, closing costs, or upgrades. Sellers of resale homes in that area are now competing with a builder down the road with incentives to offer — pricing and presentation matter more than ever.

Worth noting: Barrow sellers are still netting the highest share of list price in the pocket at 99.3%, even with inventory rising. Walton’s 48 days on market remains the longest of the four.

New to the market and offering something rare in this pocket: true privacy on over five wooded acres, just a short drive from everyday conveniences. A finished basement adds flexible space for a media room, game room, or home office — with its own walk-out access to the grounds.

At roughly $105 per square foot, it’s priced nearly 45% below the Walton County median sold price. Zoned for Archer High School in the Timber Valley area. If privacy and room to roam are on your list, don’t wait on this one.

🔧 E — Expert Tip: Get Ahead of Your Homestead Exemption

If you closed on a home anywhere in this pocket in 2026, put a reminder on your calendar now: Georgia’s homestead exemption applications for the 2027 tax year typically open in your county office in January. It’s one of the easiest ways to lower your annual property tax bill — a five-minute filing (well, a reminder now, filing later) can save real money every year you own the home.
