Downtown Monroe First Friday Concert — Friday, September 4, on the Town Green. Streets close around 5:30 p.m. for vendors, music to follow.
New in Covington: ground has broken on a 128,500-sq-ft Target at Covington Town Center — one of the largest single retail investments metro Atlanta has seen in a decade, projected to open in 2027.

🏡 O — On the Market
The headline this week isn’t about inventory — it’s about behavior. Buyers will still move fast when the market gives them a reason to.
Realtor.com’s 2026 Hottest ZIP Codes report found that homes in the top-performing ZIPs nationally received 3 to 5.3 times more listing views than the national average and sold 30–42 days faster. Nine of the top ten ZIPs sold at or above asking, while the typical U.S. home sold about 2.3% below list price in the first half of the year. The hottest areas were mostly established suburbs near major employment centers — buyers prioritizing space, character, and accessibility, not just the cheapest house.
Why it matters: “Nothing is selling” isn’t quite right. Average homes in average positions may struggle. Homes that clearly solve a buyer’s problem can still generate real urgency — my Loganville feature home below is a local example.

🔧 E — Expert Tip: Beat the Late-Summer Humidity
August in Georgia is peak moisture season, and our red clay doesn’t drain — it holds. Three things worth 30 minutes this weekend:
- Flush your HVAC condensate line. A clogged line backs up into the pan and finds your ceiling. A cup of vinegar down the access port does it.
- Dehumidify finished basements and crawl spaces. Aim for 45–55% relative humidity.
- Pull mulch 3–4 inches off the foundation and confirm downspouts discharge well away from the house.
Calendar note: Georgia homestead exemption applications for 2027 open in your county early next year. If you bought in 2026, set a reminder now.
