Loganville is the one market where every number softened. Closings fell from 90 to 61 (−32%). The median dropped from $425K to $387K (−8.9%). Days on market rose from 39.5 to 50, and sold-to-list slipped from 99.1% to 98.1%. With 388 active listings, that’s 4.7 months of supply. About 4 is balanced, so Loganville leans a little toward buyers.
Buyers: that’s leverage, and it’s why a 5-bed like Fawn Lane just took a $6K cut. Sellers: price it right on day one.
| City | Closed | Median | DOM | MSI | | Snellville | 66 | $373,500 | 40.5 | 4.0 | | Loganville | 61 | $387,000 | 50 | 4.7 | | Grayson | 15 | $475,000 | 45 | 3.9 | | Monroe | 45 | $385,000 | 31 | 6.0 | | Covington | 91 | $302,450 | 31 | 5.1 | | Winder | 61 | $354,000 | 45 | 4.4 | | Bethlehem | 25 | $373,400 | 57 | 3.8 |
Months’ supply: roughly how long today’s listings would take to sell at the current pace if nothing new came on. Around 4 is balanced; lower leans seller, higher leans buyer. Grayson and Bethlehem are small samples.
