September 2026 Market Update: Loganville, Snellville, Monroe & Grayson

By Chris Davis, Davis Team · Single-family homes only · Source: Georgia MLS (GAMLS)

September 2026 cooled things off across most of our core Atlanta-to-Athens corridor markets. Closed sales fell month over month in four of six ZIPs, days on market climbed in four of six, and by our inventory math only one ZIP still looks like a true seller’s market. Below is a single-family-only look at Snellville, Grayson, Loganville, and Monroe, with closed-sale figures from Georgia MLS (GAMLS) for September 2026.

Quick take: Snellville’s 30078 is the lone seller’s market at 3.1 months of inventory. Grayson (5.9) and Monroe 30655 (5.8) sit in balanced territory, while Loganville (6.3), Snellville 30039 (6.3), and Monroe 30656 (8.3) have tipped toward buyers.

How we read inventory: under 4 months of inventory is a seller’s market, 4–6 months is balanced, and over 6 months is a buyer’s market. Months of inventory here = active listings as of October 12, 2026 ÷ September 2026 closed sales.

Data: Georgia MLS (GAMLS), single-family only, September 2026 closed sales; pulled October 12, 2026. Sold-to-list = total sold price ÷ total final list price. *Months of inventory = active listings as of the October 12, 2026 snapshot ÷ September 2026 closed sales (not a month-end figure). Market label uses our framing: under 4 months seller’s, 4–6 balanced, over 6 buyer’s. †Small sample: 15 closed sales, so month-to-month swings can be large. New-listing counts are not available for this report.

Snellville, GA (30039 & 30078)

Snellville’s two ZIPs went in opposite directions in September. Explore neighborhoods and schools on our Snellville community page.

In 30039, closed sales dropped to 27 (−30.8% month over month; −35.7% year over year). The median sold price still rose to $356,440 (+3.3% MoM; +5.6% YoY), and sold-to-list improved to 98.4% (+1.1 pts MoM). But homes took longer to sell: median days on market hit 59, up from 42 in August and 37.5 a year ago. As of October 12 there were 171 active listings and 35 pending/under contract, or 6.3 months of inventory — buyer’s territory.

In 30078, sales grew to 39 (+8.3% MoM; +39.3% YoY). The median sold price climbed to $399,900 (+9.6% MoM) but is down 12.9% from $459,245 a year ago. Median days on market was 33 (19 in August), and sold-to-list was 97.4%. With 120 active and 30 pending as of October 12, inventory is just 3.1 months — the only seller’s market in this update.

Seller takeaway: 30078 still rewards well-priced listings. Buyer takeaway: 30039 now offers 6.3 months of inventory and longer market times, which usually means more room to negotiate.

Grayson, GA (30017)

Grayson sits in balanced territory this month. Learn more on our Grayson community page.

The median sold price rose to $475,000 (+9.2% MoM; +1.7% YoY) on 15 closed sales (18 in August, 29 a year ago). Median days on market was 45 (34 in August), and sold-to-list was 97.0%. As of October 12, Grayson had 89 active listings and 20 pending, for 5.9 months of inventory.

Note: With only 15 sales, Grayson’s numbers can swing a lot from month to month. One high-priced closing pulled the average well above typical, so the median is the better gauge here.

Loganville, GA (30052)

Loganville is still the volume leader, but the pace slowed. See schools, communities, and commute notes on our Loganville community page.

Closed sales fell to 61, down 32.2% from 90 in both August 2026 and September 2025. The median sold price was $387,000: up 3.8% from August but down 8.9% from $425,000 a year ago. Median days on market rose to 50 (41 in August; 39.5 a year ago), and sold-to-list eased to 98.1%. As of October 12 there were 382 active listings and 83 pending/under contract, putting inventory at 6.3 months, just over the buyer’s-market line.

Hook: Prices are holding up month to month, but more inventory and longer market times give Loganville buyers more leverage than they’ve had in a while.

Monroe, GA (30655 & 30656)

Monroe is still two different markets. Visit our Monroe community page for downtown, schools, and surrounding neighborhoods.

In 30655, sales rose to 30 (+7.1% MoM; +50.0% YoY), with a median sold price of $355,000 (+0.7% MoM; +2.6% YoY). Homes sold faster, with median days on market at 32.5 versus 36.5 in August and 42.5 a year ago. Sold-to-list was 97.5% (+1.0 pts MoM). With 174 active and 30 pending as of October 12, inventory is 5.8 months, which is balanced.

In 30656, the median sold price fell to $419,000 (−3.0% MoM; −16.2% from $499,900 a year ago) on just 15 sales. Median days on market was 29, and sold-to-list was 97.2%. But with 124 active listings and only 18 pending as of October 12, inventory reached 8.3 months, the most buyer-friendly reading in this update. With only 15 sales, read the price change with some caution.

Hook: 30655 is steady and balanced, while 30656 buyers have the most selection and negotiating room on this list.
