Loganville — Live Music at David’s 105 Listening Room — Loganville’s own intimate live music venue, David’s 105 Listening Room, is a local favorite for catching great acts in a relaxed setting this summer weekend. A hidden gem right in the corridor!

On the Market

Inventory Is Rising — Here’s What That Means For You 📈

Across the Atlanta to Athens corridor, we’re watching a meaningful shift happening this summer: more homes are hitting the market. In Gwinnett County, active listings are up 35.6% compared to this time last year. Newton County is showing an inventory surge of 28.7% year-over-year.

What does that mean? Buyers are getting more choices and a bit more negotiating power — but well-priced, well-presented homes are still moving. In Gwinnett, the median days on market is still just about 20 days. Newton County is seeing homes go pending in as few as 17 days.

Sellers: this is not the time to overprice. The data shows 34–43% of listings are experiencing price reductions in some counties. Pricing right from day one is more important than ever. Give me a call and let’s talk strategy.

Expert Tip

Beat Georgia’s Summer Humidity Before It Beats You 💧

It’s officially Georgia humidity season — and your home’s HVAC system is about to work overtime. Here are three quick homeowner tips for the Atlanta to Athens corridor this summer:

1.

Change your air filter now. In Georgia summers, monthly changes (not quarterly) are standard — especially if you have pets or red clay around your foundation.

2.

Check your crawl space or slab for moisture. Humidity-driven moisture intrusion is one of the most common (and costly) issues for Georgia homeowners. A $20 moisture meter from the hardware store can save thousands.

3.

Grade your red clay away from your foundation. Georgia red clay holds water — and in summer downpours, it pushes that water right against your home. A few hours and a few bags of soil can protect your foundation for years.
