🏡 Home Deal of the Week
1607 Henderson Mill Road, Covington, GA

2 wooded acres in Covington, with a pool, for $380K.

This one’s my listing, so I’ll keep it straight. 1607 Henderson Mill Road is priced at about $165 a foot. Nearby sales ran $161 to $209 a foot on far less land (Redfin sold data). That’s fair pricing, and you get a lot more dirt. Out back there’s an above-ground pool, a string-lit patio and deck, a fenced play area, garden beds and a shed. Inside you’ll find cherry cabinets with stainless appliances, a fireplace and a front flex room for an office or dining room. It went live Oct 28 and already has 111 saves on 687 views (Zillow, Nov 4).

$380,000

4 bed · 3 bath · 2,300 sq ft · 2 acres · about $165 per sq ft · built 2006 · listed Oct 28 · no price cuts

Covington has 6 months of supply right now, so buyers have choices. This is the one with the land.

🗓 This Week’s List: Veterans Day + the Holiday Runway

Six dates for the fridge, November 7 to 28:

Snellville closings fell 32%. Prices didn’t. Snellville closed 63 homes in October, down from 93 a year ago. The median held at $355,000, the median home sold in 30 days, and there are 4.7 months of supply.

Here’s the part nobody’s saying: every city in our corridor is above 4 months of supply now. Around 4 is balanced, so October leaned buyer from Winder to Covington. Bethlehem’s 7.8 sits on just 11 sales, so read that one lightly.

Nationally, 1.15 million homes are for sale, the most in 7 years, and 43.2% have cut their price. Everybody’s “waiting for spring,” and the data doesn’t back that bet. Buyers: you have choices and leverage right now. Sellers: price it right and it still sells. Snellville’s median was 30 days. Buy and wait, not wait to buy.

Months’ supply: roughly how long today’s listings would take to sell at the current pace if nothing new came on. Around 4 is balanced; lower leans seller, higher leans buyer. DOM is the median days on market. Grayson and Bethlehem are small samples.
