Newton County is leading the trend with active listings up nearly 29% year-over-year, and Barrow County isn’t far behind at +26% YoY. More inventory means less frantic competition and more time to find the right home — a welcome shift from the bidding-war frenzy of recent years.

That said, well-priced homes in desirable Gwinnett zip codes (think Grayson and Snellville) are still moving quickly. The corridor remains active. Sellers who price strategically are closing deals — buyers who act with a clear plan are landing them.
