Living in Buford, GA: 5 Real Pros and 5 Honest Cons

Living in Buford, GA: 5 Real Pros and 5 Honest Cons

Quick Answer

Top schools. The lake. The mall. And a catch.

Buford gives you a No. 1-ranked city school district, Lake Lanier in your backyard, and the Mall of Georgia at I-85 and I-985.

The catch: a Buford mailing address doesn’t mean Buford City Schools, mall traffic is brutal, and you’ll pay for the name.

Great fit if you want schools, the lake, and convenience. Rough fit if you want acreage on a budget or a quiet commute.

Look. Buford sells itself.

That’s exactly why you need to slow down.

Kristen and I have 37 years in East Metro real estate between us. The number one mistake I see in Buford? People buy the address and assume they bought the school district.

Five reasons people love Buford. Five reasons to think twice. Then you decide.

The Pros

Why people fight to get into Buford

Pro 1Buford City Schools

Let’s start with the elephant. Buford City Schools is its own district. Not Gwinnett County Public Schools. Its own board, five campuses, nearly 6,000 students (Niche).

Niche named it the No. 1 school district in Georgia for 2026. Again. Buford High: Niche A+, GreatSchools 9/10, No. 10 public high school in Georgia, No. 1 in the state for athletes.

That’s the pro. Now read Con 1 before you get excited.

Pro 2Lake Lanier is right there

Buford Dam sits on the lake’s south end. The Army Corps of Engineers finished it in 1956, and that created Lake Sidney Lanier. About 692 miles of shoreline, per the Corps.

Buford Dam Park has a swim beach, picnic areas, and trails. Lanier Islands is just up the road, with Margaritaville’s Fins Up water park in summer.

Boat on Saturday. Work on Monday. No vacation days burned.

Pro 3Shopping and convenience, all of it

The Mall of Georgia at 3333 Buford Drive. It’s massive. Simon lists 185+ stores and restaurants, plus an outdoor Village built like an old Georgia town square. Around it? Big box after big box.

Pro 4I-85 and I-985 at your door

Buford sits where I-85 and I-985 split. South to Atlanta. North to Gainesville and the mountains. Northeast toward Athens. If you work in north Gwinnett or Hall, that’s gold.

Pro 5A real small-town downtown

Buford has been a town since 1872, named for Algernon Sidney Buford, president of the railroad that came through.

Main Street still feels like it. Live music at 37 Main. Free concerts and movies on the lawn at the Buford Community Center. Shows at the Sylvia Beard Theatre.

The Cons

What the listing won’t tell you

Con 1A Buford address does NOT mean Buford City Schools

This is the big one. Read it twice.

ZIPs 30518 and 30519 stretch far past the city limits. Buford City Schools only enrolls students who live inside its own district zone, and it asks for proof of residency in that zone. The zone follows the City of Buford, not the ZIP code. Plenty of “Buford” addresses are in unincorporated Gwinnett and zoned to Gwinnett County Public Schools. Some sit in Hall County and go to Hall County Schools.

One more wrinkle. Since a 2023 state law (HB 156), land the city annexes on the Hall side stays in Hall County Schools. So even “inside the city” isn’t automatically BCS.

Those can be good schools too. I’m not crowning anybody. But they’re different districts with different taxes. Check the exact address with Buford City Schools, the GCPS school locator, or Hall County Schools. Every time. Before the offer.

Con 2You’ll pay for the name

Demand for the city schools is real. You still pay for it. Median sold: $490,000. Price per square foot: $189 (GAMLS, single-family, pulled 10/16/2026; trailing 12 months, Oct 2025–Sep 2026, ZIPs 30518/30519).

But here’s what changed. That median is down 3.0% year over year. Homes take 6 days longer to sell, 29 at the median. Sellers got 97.6% of list. And there are 5.2 months of supply. That’s a balanced market leaning toward buyers.

Translation: you’ll still pay for the name. But you don’t have to panic-offer anymore. Negotiate.

Note: ZIPs 30518 and 30519 include part of Sugar Hill, so these are ZIP-level numbers, not city-limits Buford.

Con 3Traffic around the mall and the interstates

That I-85/I-985 access cuts both ways. Buford Drive by the mall on a December Saturday? Bring snacks. Rush hour into Atlanta is long. Off the main corridors it calms down, but test the commute before you sign.

Con 4Taxes: two counties, two systems

Buford is mostly Gwinnett, with a smaller slice in Hall. Inside the city on the Gwinnett side, you don’t pay the Gwinnett County school levy. City of Buford taxes fund Buford City Schools instead. Seniors 65+ can get a total exemption from the City of Buford school tax on their home and up to one acre.

The rate card won’t tell you. Pull the actual tax bill.

Con 5Growth, construction, and smaller lots

The city went from 12,225 people in 2010 to 17,144 in 2020. That’s 40% in a decade. The 2025 estimate is 18,780 (U.S. Census). Growth means new subdivisions, townhomes, and lots that aren’t big. Want 2+ acres? Look east toward Hoschton, Jackson County, or Walton.

FAQ

Buford questions I get every week

Is Buford City Schools part of Gwinnett County Public Schools?

No. It’s its own district. Its zone follows the City of Buford, and you’ll need proof you live inside it to enroll.

Does a 30518 or 30519 address mean Buford City Schools?

Not necessarily. Many of those addresses are zoned to Gwinnett County or Hall County schools. Check the exact address.

Is Buford in Gwinnett or Hall County?

Both. Most of the city is in Gwinnett, with a northern slice in Hall.

How far is Lake Lanier from Buford?

It’s right there. Buford Dam and Buford Dam Park sit at the lake’s south end.

Are taxes higher inside Buford city limits?

It depends on the property and your exemptions. City taxes fund the city schools, and the Gwinnett school levy doesn’t apply inside the city. Compare actual bills.

What’s the median home price in Buford?

$490,000 over the last 12 months, down 3.0% (GAMLS, single-family, pulled 10/16/2026; trailing 12 months, Oct 2025–Sep 2026, ZIPs 30518/30519). Those ZIPs include part of Sugar Hill. In-city and out-of-city homes can price very differently.
