Biggest 55+ Communities in East Metro Atlanta, Ranked by Size

Honest counts. Four megas on the Hoschton–Lanier fringe. A boutique belt in Snellville–Loganville–Grayson–Dacula. No fake top-8.

Real Talk

Is it big enough to have a social life?

People ask me that every week.

Fair question. Amenities don’t run themselves. Clubs need bodies. Pickleball needs partners. And a gated gate with three houses behind it is not a lifestyle — it’s a cul-de-sac with rules.

So I ranked East Metro’s active adult communities by size.

Planned or built home count. Labeled clearly. Typical price ranges — not quotes. No invented totals. Here’s what actually exists.

The Map

The honest split

East Metro is a two-tier market. Own that. Don’t paper over it.

Four mega / resort-scale

Mostly Hoschton–Braselton–Lake Lanier fringe. Twin Lakes (1,300 planned), Deaton Creek (1,144 built), Cresswind Lake Lanier (934), Del Webb Chateau Elan (784 planned). Full clubs. Real calendars.

Boutique belt

Snellville–Loganville–Grayson–Dacula (plus Social Circle / Jefferson edges). Soleil Summit Chase at 265 planned is the local flagship. Most others sit ~80–150 homes. A few still-selling builds have unknown totals — we say so.

If someone sells you “ten equal megas” between Snellville and Monroe, hang up. That map doesn’t exist here.

Rules

Age-restricted vs age-targeted — and HOPA 80%

Almost everything on this list is age-restricted — marketed and operated as 55+ / active adult. Age-targeted (empty-nester marketing, no age requirement) is rare here for the communities we verified.

HOPA in plain English: Under HUD’s Housing for Older Persons Act rules, a community can qualify as housing for older persons (55+) if at least 80% of occupied units have at least one resident age 55 or older, plus intent and verification requirements. That 80% is a minimum occupancy test — not a required 80/20 split. See 24 CFR § 100.305. Marketing ≠ legal opinion. Verify HOA docs before you write an offer.

Rankings

Ranked by size (verified planned or built)

Typical prices = builder starts / aggregator typical ranges. Not quotes. Not appraisals. Counts labeled planned vs built.

Also boutique (not forced into mega ranking): Aspen Grove (Grayson) — 81 planned, Lennar. Cooper’s Walk (Loganville) — McKinley, total count unknown, HOA $140/mo per builder. Bennett Park (Grayson) — Pulte, total count unknown (small/intimate).

Where They Sit

Geographic clustering

Resort-scale = Hoschton / Braselton / Lake Lanier fringe

That’s where the four giants live. Twin Lakes and Deaton Creek put serious clubhouse energy in Jackson County. Del Webb at Chateau Elan sits next to the resort brand people already know. Cresswind at Lake Lanier is complete (resale), gated, huge club, marina/boat-slip lifestyle — Gainesville/Hall, relevant if you’re shopping the north fringe, not downtown Snellville.

Boutique belt = Snellville, Loganville, Grayson, Dacula

Shorter drive to the East Metro core. Smaller clubs. Quieter calendars. Still 55+. Still real. Just not 1,000-home scale.

Relocating into Gwinnett? Start with how to choose a realtor here. Then dig into Snellville vs Lawrenceville, Grayson, and Dacula. Healthcare access matters for a lot of 55+ buyers — read what Northside Medical Loganville’s 2026 opening means for home values.

Boutique Belt

If you want Snellville / Loganville / Grayson / Dacula

Own the boutique scale. Don’t apologize for it.

  • Soleil Summit Chase (Snellville) — Local flagship. 265 planned. Patrick Malloy. Gated. Clubhouse, pickleball, dog park, trails. Phase 1 selling. Want “big enough to feel like a community” without driving to Hoschton every day? Start here.
  • The Courtyards at Bailey Farms (Dacula) — 128 planned. Epcon courtyard homes. Clubhouse, pool, pickleball, trails.
  • Seaboard Junction (Loganville) — 112 planned. Paran attached villas/townhomes. Gated. High $200ks–mid $300ks typical — different band than ranch singles.
  • Kelly Preserve (Loganville area) — 85 planned. Davidson gated ranch SF. Pool/clubhouse, nature reserve, lawn care. From the $390s–$500s per builder.
  • Aspen Grove (Grayson) — 81 planned. Lennar ranches. Check inventory — sold-out / limited reports show up.
  • Cooper’s Walk (Loganville) & Bennett Park (Grayson) — Both 55+. Total home counts unknown — builder pages don’t publish clean buildouts. We don’t invent them.

Resort Scale

If you want resort-scale amenities (Hoschton / Lanier)

You want the calendar. The indoor pool. The 100-club flyer. The “someone runs activities for a living” energy. That’s the mega tier.

  • Cresswind Georgia at Twin Lakes — 1,300 planned. Kolter. Still selling. Gated. Full club: indoor/outdoor pools, courts, bandshell, activity director. This is the size play.
  • Village at Deaton Creek — 1,144 built. Del Webb. Mature resale. Gated. ~35k sf clubhouse energy, indoor/outdoor pools, 100+ clubs. Buy the lifestyle that’s already running.
  • Cresswind at Lake Lanier — 934. Complete. Resale. Gated. ~42k sf club. Marina / boat slips. Lanier fringe vibe.
  • Del Webb Chateau Elan — 784 planned (original master; expansion talk exists separately — we use 784 until Pulte publishes a newer official buildout). New + resale. Large amenities. Lifestyle director. Not gated per aggregator notes — confirm on site.

Size ≠ happiness. Size = optionality.

New Construction

Register your agent on the first model visit

Read this twice

Most builders require your buyer’s agent to be registered on your first visit to the model. Show up alone, fall in love, and you can lose the right to your own representation on that purchase. The builder’s sales rep works for the builder. I work for you. In most cases, that doesn’t cost you extra. Call me before you walk in.

FAQ

Straight answers

Is a smaller 55+ community “not enough” social life?

Depends on you. 80–150 homes can still run clubs, dinners, and pickleball. The mega clubs just run more. Be honest about how many people you want around you.

Are these all age-restricted?

The ranked table communities are marketed as 55+ / active adult (age-restricted) per builder or aggregator pages we cited. We did not verify any primary row as age-targeted-only. Always confirm HOA docs.

What’s the HOPA 80% rule in plain English?

Federal regs allow a 55+ qualification path when at least 80% of occupied units have someone 55+. It’s a minimum test with other requirements — not a magic ratio. Details: eCFR 24 CFR § 100.305.

New construction or resale?

Both. Twin Lakes, Soleil, Chateau Elan, Bailey Farms, Kelly Preserve, Seaboard Junction, Northminster — selling new (or still selling). Deaton Creek and Lake Lanier Cresswind are mature resale plays. Inventory changes weekly.

Snellville boutique or Hoschton mega?

Lifestyle first. Commute second. Amenities third. Then price. I’ll walk both tiers with you and tell you which one matches how you actually live — not how a brochure wants you to live.
