Snellville, GA (30039 & 30078) Real Estate Market

Snellville’s two zip codes told slightly different stories in July. The higher-priced 30078 side kept running hot: median sold price rose to $409,500, up 7.76% month over month, sellers pocketed 98.7% of list price, and supply tightened further to just 3.18 months (down 8.36% from June), one of the tightest readings in this entire report. Next door in 30039, price cooled a bit (median sold $337,500, down 10% MoM) even as sold-to-list held near 98.2%, a sign buyers there are still competitive but more selective. Homes in both zips are taking noticeably longer to find a buyer than they did in June: median days in RPR jumped to 34 in 30039 (up 54.55%) and 36 in 30078 (up 89.47%), though both are still selling in about five weeks. New listings pulled back in both zips (down 5.7% in 30039, down 25.3% in 30078), which helps explain why 30078’s supply kept shrinking even with prices rising.

Grayson, GA (30017) Real Estate Market

Grayson posted the sharpest price gain of any market in this update. Median sold price jumped to $499,900, up 19.65% from June, while homes continued to move the fastest of any zip covered here: a median of just 28 days in RPR, down another 3.45% month over month. Sellers gave up a little ground on price (sold-to-list slipped to 96.7%, down 1.71%), and inventory ticked up to 3.71 months (+9.44%), but with new listings down 20.7% and active supply still under four months, Grayson remains firmly a seller’s market.

Loganville, GA (30052) Real Estate Market

Loganville’s single zip code delivered double-digit price growth for the month: median sold price climbed to $440,000, up 10%, with sellers still fetching 98.8% of list price. But inventory grew to 4.67 months (up 7.85%), pushing it past the 4-month mark that typically separates a seller’s market from a balanced one. Homes also took noticeably longer to sell than in June (median days in RPR rose to 51, up 50%), so while pricing power is still real here, Loganville is now trading as a balanced market rather than a strict seller’s market.

Monroe, GA (30655 & 30656) Real Estate Market

Monroe shows the most buyer-friendly conditions of any city in this report. The 30656 zip logged 6.2 months of supply (up 6.9% MoM), past the 6-month mark, putting it in buyer’s-market territory, alongside a 16.71% pullback in median sold price to $419,990. Next door, 30655 has moved into balanced territory too, at 5.29 months of inventory (sold-to-list still holding at 98.6%), with median sold price also softening, down 9.09% to $395,000, even as the number of homes that actually closed jumped 104% month over month to 51 sales. Together, the two Monroe zips suggest buyers now have real leverage there, especially on the 30656 side, where it’s currently the only true buyer’s market in this update.
