Corridor Trend This Week

📈 Inventory Is Rising — and That’s Good News

Across the Atlanta to Athens corridor, buyers are seeing something they haven’t had in a while: options. New listings in Barrow County are up over 31% year-over-year, and Newton County inventory has jumped nearly 29% compared to last year. That means more homes to choose from, more time to make decisions, and less of that frantic “offer in 24 hours or miss it” pressure.

At the same time, Barrow County is clocking the fastest pace on the corridor with homes going under contract in just 23 days on average — proof that well-priced, well-marketed homes are absolutely still selling. If you’ve been waiting on the sidelines, right now is a window worth talking about.

Seasonal Homeowner Advice

❌ Don’t Skip Your Spring HVAC Tune-Up

April in Georgia means one thing is coming fast: humidity season. Before you flip on the AC for the first time this year, schedule a professional HVAC tune-up now while technicians are still available (they book up quickly once the heat arrives).

A basic tune-up should include: cleaning the condenser coils, checking refrigerant levels, replacing air filters, and inspecting your drain line for clogs. A clogged drain line is one of the most common — and most preventable — causes of water damage in Georgia homes during summer. A $100 tune-up today can save you thousands later.

Pro Tip: Check your home warranty or builder warranty first — many HVAC tune-ups are covered!
