Snellville (30039 & 30078)

Snellville was the tightest, most competitive of our four cities in June. Across its two ZIP codes, 85 homes closed (43 in 30039 and 42 in 30078), and in both areas the typical home went from listed to under contract in a brisk 30 days.

The median sale price landed at $375,000 in 30039 and $394,950 in 30078. Sellers kept most of their asking price, with homes closing at roughly 98.8% (30039) and 98.2% (30078) of final list price over the trailing six months. Inventory is the story here: 30078 is sitting at just 3.9 months of supply — the leanest reading in this entire report — while 30039 is at 4.6 months. With 141 and 166 active listings respectively and a healthy pending pipeline (a 28% pending ratio in 30078), well-priced Snellville homes are still moving quickly.

What it means: if you are selling in Snellville, buyer demand is strong and days on market are short — but pricing right out of the gate is what earns those near-asking offers. Buyers should be ready to move fast and come in clean.

Grayson (30017)

Grayson was the fastest-selling market we track in June. Homes in 30017 sold in a median of just 29 days, and the ZIP posted the strongest demand signal of the group with a 30% pending ratio — meaning nearly one pending sale for every three active listings. There were 39 closings in June at a median sale price of $420,580.

Inventory is moderate at 4.0 months of supply against 104 active listings. Grayson does tend to run a touch further below original asking (sale-to-final-list around 97.3% over six months), which reflects its mix of larger and higher-priced homes where buyers negotiate more — but the speed of sale tells you desirable Grayson homes do not sit.

What it means: Grayson is a seller-friendly, fast-turnover market. For buyers, that 29-day median means hesitation costs you the house.

Loganville (30052)

Loganville is the powerhouse for volume. 30052 recorded 102 closed sales in June — more than any other ZIP in this report and more than the two Monroe ZIPs combined. The median sale price was $398,950, homes sold in a median of 40 days, and sellers netted about 98.6% of final list price over the trailing six months.

With 400 active listings, 86 pending sales, and 4.7 months of supply, Loganville offers buyers the widest selection in our coverage area while still rewarding sellers who price competitively. It is arguably the most balanced high-activity market in the region right now.

What it means: buyers get choice and negotiating room here without a distressed market; sellers benefit from deep, steady demand. Loganville remains a sweet spot for value-focused move-up and relocating buyers.

Monroe (30655 & 30656)

Monroe carries the highest price points and the most breathing room. Across its two ZIP codes, 56 homes closed in June (21 in 30655 and 35 in 30656). Median sale prices were the highest in this report: $434,500 in 30655 and $509,000 in 30656.

Monroe also gives buyers the most time and leverage. Median days on market ran 41 days (30655) and 55 days (30656), and both ZIPs sit at the top of the inventory range at 5.5 and 5.4 months of supply. Even so, sellers are holding value well, closing at roughly 98.2% (30655) and 97.9% (30656) of final list price. A quick note on 30656: its average active list price is elevated by some larger-acreage and higher-end listings, so the $509,000 June median is the better gauge of a typical home.

What it means: Monroe is the most balanced, buyer-friendlier market of the four — more inventory, longer marketing times, and room to negotiate — while still delivering strong prices for sellers with the right strategy and presentation.
