America’s 250th Birthday Finale — Downtown Monroe. Walton County caps off its week-long America 250 celebration right here. The day starts with the Historic Hustle 5K at 8 AM, followed by brunch and live entertainment at the Davis-Edwards House. From 9 AM–2 PM, the expanded Stars and Stripes Trail takes over the Monroe Market with 100+ farmers, artists, and craft vendors, plus historian Steve Brown’s Step Back in Time Trolley Tours through downtown.

Star Spangled Snellville — Towne Green, 4–10 PM. Family entertainment, food, and a fireworks finale after dark, hosted by the Snellville Tourism and Trade Association. Free admission.

On the Market — The Trend You Need to Know |
|
Inventory across the corridor is holding at some of its highest levels in years — and the numbers back it up. Walton County now sits at 5.5 months of supply, Newton at 4.7, Barrow at 4.3, and Gwinnett at 4.2 — all comfortably into buyer-friendly territory. Barrow County is a good example of where that’s showing up most visibly: new construction is booming around Winder and Bethlehem, with builders adding fresh inventory that’s giving buyers more square footage and more negotiating room than they’ve had in a long time.
The takeaway heading into the second half of summer: this isn’t a market where sellers can set a number and wait. Homes priced accurately against current comps are still moving in roughly 50-70 days on average. Homes priced on last year’s expectations are sitting well past that — and sitting homes are the ones doing the price reductions you’re seeing across all four counties right now.

Water early, water deep, and watch your foundation. Georgia’s red clay is deceptive in July heat — it can look dry on top while staying compacted and poorly drained underneath. Water your lawn and beds early morning (before 10 AM) rather than evening, so moisture soaks in before the sun pulls it back out. Aim for one deep watering session a couple times a week rather than daily light sprinkles — it trains roots to grow deeper and handle drought stress better.
Also worth a quick weekend check: make sure your gutters are directing water at least 4–6 feet away from your foundation. Red clay expands and contracts with moisture swings, and improper drainage close to the house is one of the most common (and preventable) causes of foundation and crawlspace issues we see across the corridor.
