Good morning, neighbor — grab your cup. ☕
The dog days are here, and the corridor isn’t slowing down one bit. This week we’ve got live music under the trees in Winder, a classic four-sided brick ranch stealing the spotlight in Snellville, and fresh numbers showing buyers a little more room to breathe. Let’s pour.

C — Community
A few ways to get out of the heat and into the neighborhood this weekend:
• Summer Concert — Kinchafoonee Cowboys, Winder. Friday, July 24, 6–9 p.m. at Jug Tavern Park. Bring a chair, grab a bite from the food trucks, and enjoy one of Georgia’s favorite bands under the summer sky.
• Summer Flea Market, Snellville. Browse local vendors and treasure-hunt your way down 2208 Main Street E — a great Saturday-morning stroll.
• DSV Summer Classic, Snellville. Volleyball action all weekend at T.W. Briscoe Park — fun to play or just to watch.

O — On the Market
The summer market across the corridor is settling into a healthier balance. Months of supply now sits in the four-to-five-month range county-wide, and homes are averaging roughly two months to sell — yet sellers are still capturing 98–99% of their list price. Translation: buyers have more choice and room to negotiate, but well-priced, move-in-ready homes continue to sell close to ask. Our Feature Home below is a good example — a strategic $10,000 adjustment to meet the market head-on.

E — Expert Tip
Give your AC a fighting chance against Georgia humidity. Late July is when hard-working systems quit. Two five-minute jobs pay off: swap a clogged air filter (a dirty one makes your unit run hotter and longer), and clear leaves and grass clippings away from the outdoor condenser so it can breathe. Bonus — peek in the attic and make sure insulation isn’t blocking the soffit vents. Good airflow up top keeps the whole house cooler and your power bill lower.
