Good morning, neighbor — grab your cup. It’s peak Georgia summer out there, the farmers markets are in full swing, and there’s a little Rod Stewart headed to Snellville this weekend (more on that below). Here’s your quick pour of what’s happening across the corridor, plus where our four-county market is really headed.

Four easy ways to get out this weekend, from Snellville to Covington:

Live on the Lawn — Snellville. Saturday, July 18, 6–9 p.m. on the Snellville Towne Green. This week’s act is Forever Rod — The Ultimate Rod Stewart Tribute. Food trucks roll in at 6, beer & wine available, bring chairs or a blanket.

The Monroe Market. Saturday, July 18, 8:30 a.m.–noon on Court Street in downtown Monroe, right beside the Historic Courthouse. Fresh local produce, growers & artisan vendors.

Covington Farmers Market. Saturday, July 18, 9 a.m.–noon at Heirloom Park at the Covington Welcome Center (1143 Oak Street SE). Local farms, bakers & makers on the Newton County side.

Athens Restaurant Week. Through Sunday, July 19. A tasty excuse for a drive down to the Athens end of the corridor — participating restaurants, breweries, coffee shops & bakeries all week.

The story across the corridor this summer is more choice for buyers. Active inventory is climbing — homes for sale in Barrow County are up roughly 26% versus a year ago, and Walton is up about 8% — while prices have softened modestly year-over-year in all four counties. That doesn’t mean a crash; it means a healthier, more balanced market where a well-priced, well-presented home still moves, but buyers finally have room to breathe and negotiate. New construction remains a big driver on the Bethlehem–Winder–Monroe side, which is part of why that inventory number keeps ticking up. If you’ve been sitting on the fence about a move-up, this is the kind of window that rewards good timing.

The Modern Farmhouse. Drive through any new-construction pocket from Bethlehem to Monroe to Winder and you’ll spot it: crisp white board-and-batten siding, black-framed windows, a metal-accent roof over the front porch, and a big welcoming wraparound or rocking-chair porch. Inside, it’s open-concept living, a shiplap accent or two, a farmhouse sink, and a walk-in pantry that sellers love to show off. It’s popular here for good reason — it photographs beautifully, it suits our land-and-porch lifestyle, and it appeals to the Atlanta buyers moving east for more square footage. If you own one, it’s one of the easier styles to make “list-ready.” If you’re shopping for one, they’re all over the corridor’s newer subdivisions right now.

Beat the July humidity — and protect that red-clay foundation. Two five-minute jobs this weekend: (1) Swap your HVAC filter and give the outdoor AC unit a gentle rinse so it isn’t fighting Georgia humidity all August — a clean system runs cheaper and lasts longer. (2) When we hit a dry spell, our red clay shrinks and pulls away from foundations. A slow, deep soak of the soil right along the foundation on the hottest, driest weeks keeps that clay from cracking and stressing your slab. Small habits, big savings.
