Good morning! Summer is here on the corridor, inventory is rising across all four counties, and this week is packed with great local events. Let’s dive in. ☕

🚂 Vines Garden Railroad — Loganville (Sat, June 6 & 20)
The only public G-scale garden railroad in Georgia is running this Saturday at Vines Park in Loganville — FREE and open to all. Over 1,000 feet of track winding through Vines Botanical Gardens. A perfect family morning.
🦎 Hand Me Down Zoo — Winder (Thurs & Fri this week)
This nonprofit exotic animal sanctuary near Winder is open by appointment Thursday and Friday. One of the most unique experiences in Barrow County — definitely worth checking out if you haven’t been.
🏖️ Snellville Beach Blast — Sunday, June 7
Summer fun right here in Snellville this Sunday. Bring the family and soak it all in!

Inventory is surging — and buyers should be paying close attention. Active listings in Gwinnett County are up 35.6% year-over-year, and Newton County is up 28.7%. Homes are sitting longer, price reductions are more common (42% of Newton listings have dropped in price), and the sale-to-list ratio has softened across the corridor. That means more leverage for buyers, more options, and less of the frantic competition that defined 2022–2023. If you’ve been waiting for the right moment — this is looking like it.

Style Spotlight — No Featured Listing This Week
🏡 The Modern Farmhouse: Why Buyers Can’t Get Enough
From Grayson to Bethlehem to Monroe, the Modern Farmhouse continues to dominate the corridor. White board-and-batten exteriors, matte black window frames, open-concept layouts anchored by a big kitchen island, shiplap accent walls, and warm wood tones throughout. This style blends classic Southern character with clean contemporary finishes — and buyers from Atlanta to Athens are drawn to it again and again. Whether it’s a new construction in Bethlehem or a renovated gem in Monroe, this look is selling.

🌿 Flush Your HVAC Drain Line Before Georgia Summer Hits Hard
Georgia summer humidity is no joke — and a clogged HVAC condensate drain line is one of the most common (and preventable) causes of water damage and system shutdowns. Pour a cup of white vinegar down the drain line monthly to keep it clear, and schedule a summer tune-up with your HVAC tech now before the heat peaks. A $100 service call today beats a $3,000 repair in August.
